Services

Fixed-fee planning for houses and flats.

Every service has a fixed fee and is led by an architect. Not sure which you need? Start with a call or a desk appraisal.

What we don’t take on: new builds, basements, and projects that need structural or other specialist consultants, which take too long for a fixed-fee service. The exception is acoustic reports for air conditioning units. For bigger projects, see islington-architects.com.

Householder planning applications

For extensions, loft conversions, outbuildings and changes to windows, doors and materials. We survey, draw the existing and proposed plans and elevations, write any statements needed, submit, and deal with the case officer to decision.

£2,250

Full planning applications for flats

Flats don’t have the same rights as houses, so most external changes need a full planning application. We prepare it the same way, and serve the legal notice on the freeholder and any other owners when we submit.

£2,450

Listed building consent

Any change that affects a listed building’s character needs consent, inside and out. We prepare the drawings and a heritage statement, and make planning and listed building applications together where both are needed.

£3,750

Conservation areas

Councils look harder at changes in conservation areas, and Article 4 directions can remove permitted development rights. We work from the council’s appraisal and design guidance from the start.

£2,750

Pre-application advice

Test an idea with the council first. We prepare the pack, attend the meeting with you, and write up what it means for your design. Council pre-app fee extra.

£1,250

Lawful development certificates

If your project is permitted development, a certificate confirms it’s lawful. Useful when you sell.

£1,250

Prior approval

Larger rear extensions can use prior approval, a lighter process in which neighbours are notified.

£1,250

Air conditioning and heat pumps

External units often need permission, especially in conservation areas or on listed buildings. We prepare the application and arrange the noise report with acoustic consultants we work with regularly.

Refusals and appeals

We review the decision notice and tell you plainly whether to appeal, change and resubmit, or stop. If you appeal, we write and submit the appeal statement.

After planning: help to build it

Once you have permission, we can take your project on through Islington Architects: building regulations and construction drawings, finding a builder, and visits during the build.
